  • A written, client-specific property brief: your investment answer sheet
  • On-site inspections with a 15–20 minute video report of every property you ask us to inspect
  • Offer letters and first & second round price negotiation
  • Sales contract management
  • Full oversight through to settlement

Billed separately Not included

  • Building & Pest inspection fees
  • Solicitor (legal) fees, paid to your QLD-based solicitor
  • Rental management, offered as a separate service

Analysis and commentary are provided for properties we source and recommend within your brief.

IV  The Difference

Deliberately boutique

We keep it small: a limited number of briefs at a time, each run in full.

01

One property, one client at a time

Within our buyer’s agency service, we don’t recommend the same property to two clients at the same time.

02

Director-led, end to end

The director who takes your first call is the one inspecting, negotiating and standing beside you at settlement, not a junior handed your file.

03

Limited engagements

We cap concurrent briefs so every client gets the Friday–Saturday cycle in full. When we’re at capacity, we say so.

V  FAQ

Buyer’s agency: common questions

Q1Is the first consultation really free?

Yes. The initial consultation is free and creates no obligation. Service fees and terms are set out transparently in the consultation.

Q2How long is the engagement, and how is it structured?

A one-off six-month engagement. One flat fee covers our service across the whole purchase (your written brief, weekly recommendations, on-site inspections, price negotiation and settlement), with no automatic renewal. Building & pest and solicitor fees are separate.

Q3Which areas do you cover?

Brisbane and the Gold Coast, plus surrounding areas including Moreton Bay, Logan, Ipswich and Redland.

Q4Can I buy while living overseas or interstate?

Yes, if you are eligible to buy. Every property you ask us to inspect comes with a 15–20 minute on-site video report, so you can decide remotely. Australian citizens living overseas don’t need foreign investment approval. Australian permanent residents generally don’t either, unless they are not ordinarily resident in Australia (broadly, fewer than 200 days here in the past 12 months), in which case they can be treated as foreign persons. From 1 April 2025 to 30 June 2029, foreign persons, including temporary residents, are generally banned from buying established dwellings (limited exceptions). New dwellings generally need foreign investment approval unless the developer holds an exemption certificate covering the purchase, and additional state duty and land tax surcharges may apply. This is general information only, not legal or tax advice.

Q5Do I need a buyer’s agent to buy property in Australia?

No. You can buy on your own. A buyer’s agent is especially useful when you are buying remotely, when Queensland contract practice is new to you, when you do not have time to shortlist and inspect, or when you want someone negotiating on your side against the selling agent, who acts for the vendor.

Q6How are buyer’s agent fees structured?

Usually as a fixed flat fee or a percentage of the purchase price. C&K charges a flat fee. We explain the amount and payment terms in the consultation, and they are recorded on the Queensland Form 6 when you appoint us. With any agent, confirm in writing the total including GST, when it is payable, and what you pay if no purchase goes ahead.

Q7How do I choose a buyer’s agent in Brisbane?

Check their Queensland licence on the public register; whether they act only for you in the transaction (and whether anyone else pays them); that the fee is clear and in writing; who personally inspects and negotiates; and that they genuinely cover the area you want. Within C&K’s buyer’s agency service, we don’t recommend the same property to two clients at the same time.
