Selling agents work for the seller — that is their job, and they are usually good at it. A buyer’s agent exists to put the same level of professional representation on the other side of the table. C&K Realty doesn’t list or sell property: we are engaged by the buyer, paid by the buyer, and accountable to the buyer only.

It starts with a written brief

After a free initial consultation, every engagement begins with a written client brief: budget and finance position, target suburbs, property type, growth-versus-yield priorities, and the non-negotiables. The brief is the contract of the search — every recommendation that follows is measured against it.

The weekly cycle

You receive a curated shortlist every week. Each candidate has already been screened against your brief with data — comparable sales, flood and zoning checks, rental context where relevant — so what reaches you is the reasoning, not a pile of portal links.

Inspections you can trust from anywhere

Shortlisted properties are inspected on the ground by the director, with a 15–20 minute video walkthrough recorded for you — the slope of the block, the state of the wet areas, the things listing photos are framed to avoid. Most of our clients buy from interstate or overseas without a single wasted flight.

Offer, building & pest, negotiation

When a property earns an offer, the price strategy is built from comparable evidence. After the building and pest inspection, findings are converted into documented negotiation points with repair quotes where warranted. From contract to settlement, we coordinate with your solicitor and broker so nothing falls between the chairs.

One engagement, one flat fee

The engagement runs six months on a single flat fee — no percentage of purchase price, no auto-renewal. Fees and terms are explained transparently in the first consultation, which is free and carries no obligation.
