Buying Queensland property from interstate or overseas

Most of our clients never visit before settlement. Here is how that works — safely.

Remote is the norm, not the exception

Most C&K clients buy from Sydney, Melbourne or overseas. They are not taking a leap of faith — they are running a process that replaces “being there” with something more reliable: a professional on the ground whose only job is to represent them.

Eyes on the ground

Every shortlisted property is physically inspected before you commit to anything. The 15–20 minute video walkthrough covers what photographs are framed to avoid — block slope and drainage, the state of wet areas, street context, noise, the neighbouring properties. If a home isn’t worth your time, you find out from the video, not after a flight.

Distance is a logistics problem, not a disadvantage — with the right process on the ground.

The paper side runs remotely too

Queensland contracts are routinely signed electronically. Your conveyancer or solicitor acts for you remotely, deposits move by bank transfer, finance and valuations are arranged by your broker, and settlement happens without you in the room. We coordinate the parties so the timeline holds.

What interstate buyers should check

Queensland contracts have their own rhythm — cooling-off arrangements, finance clauses and building-and-pest conditions work differently from what NSW or Victorian buyers may be used to. Engage a Queensland conveyancer early and have the contract reviewed before you sign, not after.

Overseas and non-resident buyers

Foreign and non-resident buyers can face an additional layer: FIRB approval requirements and extra duties or surcharges, with eligibility differing by visa and residency status. These settings change over time, so we won’t quote today’s rules here — we walk through the current position in consultation, and your solicitor and accountant confirm how it applies to you.
